Opening Doors to Brighter Futures

At Habitat for Humanity of Greater Charlottesville, we are working tirelessly to face the national affordability crisis head-on, serving our local community with scalable solutions to increase access to safe, affordable homes. But, we cannot do this work alone. That is why, in our 2025-26 annual impact report, we are recognizing the many ways in which you — Habitat’s generous donors, volunteers, partners, and supporters — have helped your neighbors open doors to brighter futures.

Thanks to your support, we have been honored to directly serve 450 families in our community this year by building affordable homes, providing critical home repairs, sharing financial empowerment services, offering warranty and post-closing support, and much more. As a result, over the last 12 months, local families have had so many occasions to celebrate – such as the dedication of Village 2 in the mixed-income community of Southwood. This joyous celebration gave us the opportunity to welcome 25 families into their new homes where they will build wealth, community, and a brighter future.

Please know that your impact reached far beyond Southwood. In the city of Charlottesville, 16 families joined our homeownership program and began preparing to purchase homes in the new Flint Hill neighborhood now being built near UVa. In Greene and Louisa counties, our dedicated volunteer teams completed 16 critical home repairs, allowing long-time, local families to remain safely in their homes. These are just some examples of why, this year, we were again named the most productive Habitat for a community of our size throughout the United States and Canada. This scale of service, these newly opened doors, wouldn’t have been possible without you.

Each house built or repaired means a brighter future, both for the families we serve and for the community we call home. As you explore the past year’s highlights, we hope you feel proud of the doors you helped open in 2025 and excited about what the future holds for 2026.

We strive to build at least 40 homes annually and better empower local families who have been systematically excluded from homeownership.

Opening Doors in Southwood's Second Village

A bit of morning rain didn’t dampen the spirits of Southwood neighbors and supporters who gathered in September to dedicate the second completed village in the renewing community. Through the drizzle, more than 100 supporters joined together to welcome 25 families to their brand new homes and celebrate the opening of the recently completed Monacan Indian Nation Tribute Park. 

New homebuyer Karla captured the spirit of the day in her remarks to the crowd.

She punctuated her remarks by making it clear that the meaning of her family’s new home extends well beyond just their individual house.

“This is such a warm and welcoming community,” she said. “It’s full of culture, tradition, and hardworking people. We look out for each other, and there’s always someone ready to help.”

After Karla spoke, Habitat Vice President and Chief Partnership Officer Janette Kawachi elevated the importance of home in her remarks to the audience. 

“What we are rebuilding together is not just housing; it’s home. Not just windows and walls, not just a roof over head, but a place where people feel deeply rooted, a place where families feel cared for, respected, loved, and known. And a place where people feel a deep and lasting sense of belonging,” said Kawachi. 

Habitat is redeveloping the 317 unit Southwood Mobile Home Park, without displacement, as an 11-village, 1,100-unit, national-model mixed-income, mixed-use community to provide a pathway for families living there to stay in new homes that they own or rent. When complete, Southwood will offer more than 550 units of affordable housing alongside market rate homes, all surrounding a neighborhood center inclusive of a pre-school, health clinic, shared commercial kitchen, recreational facility and more. $500M in direct investment at Southwood will yield an estimated $3.5B in regional economic impact. 

Currently, more than 80 legacy Southwood families have moved into their new homes.

Southwood Progress

Block 10

Half of the 16 Habitat homes in Block 10, which is part of Phase 1 of Southwood's redevelopment, have been built. Construction began on the second set of eight Habitat homes in September 2025 and are expected to be completed this summer.

Village 1

The final Habitat home in Village 1, which is also part of Phase 1, was sold in May 2025. This village is home to 49 Southwood families, in addition to 31 market-rate homeowners.

Village 2

Habitat dedicated the 25 Habitat homes in Southwood’s Village 2 — the last village of Phase 1 — in September 2025. Many families have already moved into the village, with the last few scheduled to purchase their new forever homes in May 2026.

Village 3

Completed construction in Village 2 opened the door for Habitat to begin building Village 3, the first village of Southwood Phase 2. When complete, Village 3 will contain a total of 52 affordable homes for Southwood families.

In early 2026, Habitat began laying the foundations for the first 13 homes in Village 3. We also partnered with more than 250 volunteers during our annual Women Build, which ran from March 26 to April 17, to raise the walls on five of these new homes.

New City Zoning Opens Doors for Habitat Family in Fifeville

Merissa has lived in Charlottesville all her life. Now, she is excited to know that her four young children will have a place here to call their own. 

Having selected her future new home on 6 ½ Street in Fifeville, Merissa described what made it feel like a natural choice. “It’s right there in the heart of everything,” she said. “I grew up there, off of King Street.” 

Merissa’s home was one of two Habitat units made possible by the City of Charlotteville’s new zoning ordinance, which allows an increase in density above the base allowance provided that it includes affordable housing. The new RN-A zoning designation for Fifeville is one of the first zoning classifications in the nation to allow for reinvestment in a historically African American community while also providing incentives for preservation of existing structures and non-displacement. City planners hope that it will become a model for the nation.

Fifeville is one of the most historically significant neighborhoods in Charlottesville. For more than a century, institutions like Tonsler Park and the many Black-owned businesses on Cherry Avenue have provided the community meaningful places to gather and socialize. Habitat’s Fifeville homes and the families purchasing them are living examples of how creative approaches like increasing density at a neighborhood scale can bring new housing opportunities, increase affordability, and retain the existing character of the neighborhood.

Merissa is proud to know that she will be the first homeowner on her mom’s side of the family, and that she will now have a place in her own community to pass on to her kids, Elayshia, Eric, Kay’len, and Jay’len. She is already looking forward to decorating and applying the construction skills she learned during her sweat equity hours on the build site to future home improvements. 

Rebuilding

We strive to serve more families, particularly those living in rural areas, through home repairs and renovations.

When Connie Smith learned that she would be her brother’s caregiver after he was released from extended care, she had to adapt quickly. Her home in Greene County, where she runs a cleaning business and has lived for all of her life, was not designed for easy wheelchair access.

First, Connie and her husband tried to devise a solution on their own. But when Connie’s uncle, Glenn Shifflett, shared his recent experience receiving an accessibility ramp through Habitat for Humanity of Greater Charlottesville’s Greene County Home Repair Program, she reached out to Habitat for help.

Glenn put Connie in touch with Bruce Seger, a member of the home repair program’s operating committee, who spoke with her about her situation and the need for a ramp.

“Bruce was very forthcoming and didn’t try to give me the run around,” Connie recalled. “He was quick to help and even offered to lend us a ramp that he personally owned before Habitat could install one . . . it meant a lot to me.” 

Thanks to the hard work of our dedicated Greene County volunteers, Habitat was able to install an aluminum ramp leading from Connie’s driveway to her door. And, because of support from generous donors, all of Habitat’s repair projects — including Connie’s — are done free of charge.

With the ramp in place, Connie’s brother now enjoys easy, safe access to her home and no longer faces a major caregiving hurdle. To others who might be struggling with similar accessibility issues, Connie has one piece of advice:

“I one hundred percent recommend giving [Habitat] a call.”

Keeping Greene County families in their homes – safely, through our critical home repair program –  is one more way that we can ensure access to affordable housing, particularly in rural communities.

Housing System Development

We strive to catalyze housing innovations, change structural imbalances and eliminate barriers to affordable homeownership.

New Program Partnership to Open More Doors

In November, the Charlottesville Area Association of REALTORS (CAAR) Foundation launched the Homeownership Navigators program in partnership with Habitat. For Keshia Washington, Habitat’s Associate Director of Special Partnerships and CAAR Foundation board member, this was the culmination of three years of planning.

When Keshia began exploring a partnership with the CAAR Foundation in 2023, Habitat was looking for ways to help local families who do not qualify for its homeownership program due to either higher incomes or lower incomes with higher debts. The Navigators partnership that emerged provides individualized assistance to low- and moderate-income families looking to purchase starter homes outside of Habitat’s traditional program throughout the journey to homeownership – from searching for a home, to making an offer, to securing financing and closing. Working together, Habitat and CAAR pair these families with real estate agents willing to provide homebuying guidance and provide Habitat’s time-tested financial and housing counseling services.

The result is greater community impact than either organization could achieve on their own.

“Habitat’s homeownership program gets applications from many families dreaming of becoming homeowners,” Keshia said. “Now, we can refer families that Habitat can’t serve directly to the navigators. It gives us the chance to help more families get into affordable homes.”

Leading up to the program’s launch, Keshia helped the CAAR Foundation recruit realtors, develop training information, and ensure compliance with real estate and lending laws. She believes it all came together because of the complimentary strengths of each organization.

“Everyone involved with Homeownership Navigators has been extremely helpful,” said Keshia. “The CAAR Foundation brought important knowledge and realtor connections, and I shared my expertise in working with marginalized families and communities at Habitat. It is a true partnership.”

The Habitat Store

Did you know that in the past year, The Habitat Store generated enough funds to build two affordable homes for local families? This feat could not have been accomplished without generous and steadfast community support.

Because of the many volunteers, donors, and customers who love The Habitat Store, we have been able to continually grow our annual proceeds – generating more than $438,000 in net revenue in 2025 – to support our mission of increasing access to affordable homeownership. 

Not only does your support help us to fund our building operations, it also provides affordable home goods and remodeling products to shoppers and helps divert nearly 148,000 items from our landfills – a win, win, win!

Isabelle Halley des Fontaines

July 17, 1943 - October 13, 2025

Isabelle Halley des Fontaines became involved with Habitat in 2018 as a receptionist volunteer. Every week, Isabelle welcomed and assisted visitors to Habitat’s administrative office, as well as supported the staff and volunteers working alongside local families to meet critical housing needs. In honor of Isabelle’s incredible generosity and deep commitment to Habitat’s mission, her fellow residents of Westminster-Canterbury of the Blue Ridge sponsored Habitat’s 2026 Women Build, a volunteer program that was particularly dear to her heart.

October 1, 1924 - December 29, 2024

Greg Govan was a steady and dependable presence on Habitat’s construction sites for more than two decades. In recent years, he led the Piedmont Presbyterian Habitat Supporters (PPHS), a group of passionate Habitat volunteers from six local Presbyterian churches. Each month, Greg organized PPHS construction volunteer events that brought out many volunteers from all six churches to help Habitat and local families build affordable homes.
