Growing Together
Welcome to the first official digital issue of Habitat for Humanity of Greater Charlottesville’s annual impact report, celebrating the burgeoning partnerships that make the 2023-24 theme of Growing Together possible.
The work we do together is part of a broader spectrum of sheltering solutions, a housing continuum where our mission to build and rebuild homes and communities contributes to a pipeline of secure families via affordable homeownership and intergenerational wealth-building right here in our community.
Your support has enabled us to partner with more than 2,000 families and build more than 350 homes since our founding in 1991. In addition, those partnerships have generated $90 million in wealth for families through appreciated home equity.

Building
GOAL
Achieve consistent building operations of at least 40 homes annually (25 at Southwood and 15 elsewhere in the region) and work to address generational poverty by better supporting and empowering applicants who have been systemically excluded from ownership opportunities.
Southwood
Welcome to New Southwood.
Where people from all walks of life are coming together, and families of all ages are thriving.
This spring – after more than 16 years, thousands of resident hours of planning, and $51M of investments in operations, deferred maintenance, community engagement, land development and home construction by Habitat – the first new homes in Southwood are occupied and the new neighborhood is beaming with life. Forty nine Legacy Southwood families are joined by 31 new families who have purchased in the neighborhood, living side by side in the first of 11 new villages in this mixed-income community.
Village I is a true model - not just for the next 10 Villages yet to come at Southwood, but as an example for the nation, where trailer park preservation and transformation is a growing priority.
With 2.7 million mobile homes across 45,600 mobile home parks in 49 states, and an exploding housing market like ours, we are leading by example in Southwood - where 300+ vulnerable families are now beginning to move from often dilapidated trailers on pads that they rent to permanent homes that they own, in an environmentally sustainable houses on land that is theirs. These homes will provide security and a pathway to generational wealth while demonstrating how to reinvest in a community without displacing or marginalizing the people at its very core.
When complete, Southwood will provide more than 500 units of affordable housing and, most importantly, offer permanent, secure houses that are affordable for the families who currently call the park home.
Albemarle
Building in Crozet's
Old Trail Village
Earlier this year, two Habitat Partner Families were honored at a dedication ceremony recognizing their accomplishment of homeownership in the Old Trail Village community of Crozet, Virginia.
One of the new homebuyers, Katrena Cooper, a dedicated employee of UVA dining (Aramark) for sixteen years and mother of three young adults, looks forward to “cleanliness, peacefulness, and something to call [her] own” with her new home purchase.
“For much of its existence, Crozet has been a reliably working-class community, home to workers at the Barnes Lumber Company and Conagra packaged foods plant among other businesses,” said Habitat President and CEO Dan Rosensweig. “The farmland where this neighborhood now stands and in the areas around here have for centuries provided peaches, apples and other produce to the nation – To this day, hard working farmers continue to till the soil.”
We all know that change is inevitable. And this neighborhood is a manifestation of the idea that change can be dramatic and wonderful. But along with celebrating change, we at Habitat are also grateful to play a role in preserving Crozet as a place where hard working families can continue to live.
“Truly sustainable neighborhoods should be attainable to more people,” said Rosensweig. “So we are always looking for new opportunities to increase the number of affordable homes that we provide. It’s partnerships like these that can really open new doors for families who are longstanding members of the community, who want to remain here, and would otherwise be forced out due to affordability constraints.”
Home Transport with a View
Greene County - GCTEC Modular House Collaboration
In September, Habitat did some heavy lifting, moving a home built by students at the Greene County Technical Education Center from its location at the school to its new home up the road in Stanardsville. Once finished out by Habitat volunteers, the home will be sold affordably to a Habitat Partner Family homebuyer.
“We love knowing the fact that this home is going to stay within our community,” GCTEC Director and Principal Jess Peregoy said.
More than 40 carpentry students at the Center built the house, and now, dozens more Habitat volunteers are finishing out the job.
Rebuilding
GOAL
We will continue transformational efforts of asset-based, systemic and sustainable neighborhood revitalization at Southwood and will investigate new opportunities for adding affordable housing stock to middle- and higher-income communities. We will utilize home repair and renovation to serve more families, particularly in rural areas.
Our critical home repair projects assist local homeowners to safely remain in and access their own homes - especially crucial for an aging population. Since our founding, we’ve repaired more than 50 homes across Greene and Louisa Counties. These projects often aim to correct accessibility issues that arise from unsafe decks, porches, and stairs. Frequently, we construct ramps for disabled homeowners needing appropriate means to access their home.
Homeowners like Habitat for Humanity of Greater Charlottesville’s founding board member and Greene County resident, Ester Thorne.
For more than 30 years, Ester has been comfortably settled in her Greene County home off of Stanardsville Road. A retired parole officer who worked for Offender Aid and Restoration (OAR) for twenty-four years, Ester has paid off her mortgage and is now living debt free along with her dog Brody. She reflects fondly on her early days of volunteering with Habitat, working on our very first home build and praying over that same home dedication.
Now in her 70s and managing a bad leg that makes her less mobile, she never thought she would be the one reaching out for help, but she’ll be the first to tell you she’s not too proud to ask.
“I don’t want what I have to be destroyed. I’m unable to keep it up. I’m thankful there is an organization that will help!”
The recent repair work performed by the Greene volunteer team–including volunteers from the National Ground Intelligence Center (NGIC), was extensive; it included a front porch tear-down and rebuild, a brand new ramp build-out to allow safe entry and exit, drainage problem fixes, a basement door replacement and even a porch light replacement. Ester and Brody can now enjoy safe entry and exit together.
These projects have broad, regional impact by allowing families to remain vital members of their home community and ensuring housing stability in an area facing a lack of truly affordable options.
Housing System Development
GOAL
We will continue to catalyze greater sector efficiency, coordination, advocacy and marketplace innovation so that everyone can find a pathway to decent and affordable housing. In particular, we will work to productively change systems that have created structural imbalances and barriers in housing.

Victoria Hawkins
Habitat Pathways Graduate and Homebuyer
Victoria Hawkins has lived in Charlottesville for most of her life. In 2018, she saw a Habitat flier on the mailbox and decided to attend a meeting to see what it was all about.
“My parents had their own home. I want my own home. I don’t want to rent anymore,” Hawkins emphatically affirmed.
After talking to her dad who had been able to purchase a home, Victoria came to realize that if she could come up with a couple hundred dollars additional a month, she too could pay a mortgage instead of rent.
And while Hawkins was originally disappointed that her credit situation prevented her from qualifying immediately for the Habitat homebuyer program, she was glad to know that Habitat had recently created a second chance opportunity – the Pathways program — to keep her moving toward her dream after a little more work.
Launched in 2018 to open more doors to homeownership, the Pathways program offers deeply low income, debt burdened applicants intensive one-on-one financial coaching, group meetings, homebuyer education courses, and job training and placement coaching to put participants on the path for home buying success. Since that time, 18 individuals have graduated from the program and purchased homes.
“We realized that there was a whole generation of long-time City residents who had had their credit wiped out by predatory lending and who, but for Habitat, wouldn’t have a chance at accessing affordable housing, much less homeownership,” said Habitat President and CEO Dan Rosensweig.
“So we made a fundamental choice to reach deeper, to open up our doors wider so that families who had been locked out – in particular foundational African American families – could share in the blessings of homeownership.”
There were many times that Hawkins wanted to give up. But looking back, she’s extremely proud of what she’s accomplished and excited about her future. Now “it’s happy tears,” she shared while trying to hold back her emotions. “To have the people that I can say were there for me and motivated me – I loved it. It kept me going.”
Hawkins, the mother of two grown girls (one adult, one teen), is now a Habitat-approved homebuyer. She has selected her future home, one that Habitat recently repurchased and restored on Paton Street in the Fifeville neighborhood.

Victoria is most excited about getting her keys, and also to have her own washer and dryer.
To the Habitat supporter community, Hawkins says, “I just want to thank everybody for everything you’ve done and continue to do.”
Building on the success of the Pathways Program, Habitat is now piloting its P2H initiative which helps families who have improved their credit and financial outlook to such an extent that they can leverage a Habitat second mortgage to purchase a starter home on the private market.
“We’re excited about this new frontier,” said Rosensweig. “We know we cannot simply build our way out of the housing crisis. Instead, we need to be creative and help families leverage our resources and theirs to buy existing housing stock. P2H is a true force multiplier that we believe will provide a new pathway to homeownership for more families than ever before.”
The Habitat Store
In 2023, The Habitat Store generated nearly $1.45 million in sales revenue, and is approaching generating half a million dollars in net revenue that directly supports our mission work.

Dr. James Craig
1921 - 2024
Jim and his wife Wendy served on both the Habitat Advisory Board and Board of Directors, providing countless hours as volunteers and significant financial support as donors for decades. The Craigs were instrumental in in driving our work forward at Paton Street, at Sunrise and Southwood to save the mobile home park residents from displacement. Their vision for the good Habitat could bring our community was far-sighted and courageous.

1942 - 2023
Kathleen served as an invaluable member of Habitat's Advisory Council for nearly a decade. She was a staunch believer in and evangelist for the Southwood Redevelopment.
Peter Wurzer
1948 - 2023
Peter served on both the Board of Directors and Advisory Council, and was a long-standing, dedicated member of the Midweek Crew. Peter was a compassionate volunteer and donor who was always willing to help the hardworking families of our community.
